Frequently Asked Questions
These flat pack office cabins are perfectly designed for you to assemble and even disassemble by yourself, without any need of professional skills. Depending on the size of the unit, all you need is a couple of spare hands to help. From the feedbacks that we have acquired, it is generally quite easy for most of our customers. But of course you can always get help from a builder or a handyman if you are not a hands-on person. Please check our assembly videos from here before you decide!
Yes, absolutely! The portable office cabins are designed to be man portable and delivered as flat pack and you can offload it piece by piece. Depending on the size of the cabin, you may need some spare hands. The heaviest part is the base section where you can break it into smaller pieces to carry to awkward and hard to reach spaces.
👉 As a rule of thumb we advise 👷 1 person per 1m of cabin length while lifting the roof sections;
✅ 2m cabin = 2 people
✅ 3m cabin = 3 people
✅ 4m cabin = 4 people
✅ 6m cabin = 3 – 4 people (since the roof comes in 2 sections) If you have a forklift (extended forks required), a telehandler or a crane to unload it from the trailer or lorry and locate it to its final assemble position quite easily as it has lifting eyes on top of the roof section.
We deliver our products to most addresses in mainland UK. If you have a lifting equipment to unload at your site, we can arrange the delivery to your door as kerb-side with a trailer. Or alternatively we can deliver the cabin with a Hiab which is a crane mounted lorry, and unload it for you.
If you prefer to pick up the cabin yourself, you are always welcome to collect your cabin from our warehouse in Dartford, London. Just call us or send us and email, and we will assist you in either way.
The flat pack container units are resistant to the rain and snow. They are all insulated with 50 mm EPS wall panels and 80mm mineral wool layer under the roof. The maximum snow load is 80 kg/m2. And the resistance to wind load is 63 miles/hour (102 km/hour). They are good enough to survive at winter conditions.
We always try our best to meet your needs and choices. Do you need to change the position of the window or the door, or locate them to the other side? All is possible. Our standard range flat pack offices has flexibility to change the location of the doors and windows. Please ask for the possible layout details. If you require a fully bespoke cabin, just give us a call and we will let you know if we can fit your requirements.
Although our standard units are delivered as flat packed and does not have wet areas, they are suitable to use as welfare units. You can always integrate wet areas in the units after the assembly. On the other hand as a tailor fit project, wet areas can also be integrated in the office or storage cabins by us. You can have detailed information from the team.
It is always possible to relocate the units to somewhere else anytime you want. You can either transport the cabins as assembled or you can disassemble the units back to its flat version to move. If you are transporting or changing the position of the unit, always use the lifting brackets on the roof section.
For each flat pack office, portable toilet, security hub or storage unit, a very detailed fact sheet can be viewed on its own product page. However, as a general information, insulated sandwich panels with electrostatic powder coated galvanized metal sheets are used as internal and external finishing. As insulation material generally 50 mm thick EPS is used as the core of sandwich panels. The roof is insulated with 80 mm mineral wool meterial which is non-flammable. The windows are double glazed PVC. Floors are vinyl coated over fibre cement, with white skirtings. Door frame is from galvanised steel and door is from 0.60mm thick metal sheet.
We do offer a basic electric pack for £250 + VAT. You will have the 16A mains plug, consumer unit, surface mounted plugs, sockets, cables and LED strip lightning. All you need to do is to install it according to your preference. We always recommend you to seek for professional assistance for the installation of electricity.
We have the 1-year manufacturer warranty on our products. This warranty is related to manufacturing faults that may appear after you buy the product. Of course, it does not cover the wear and tear related issues which may appear with the usage.
Yes, if you do not have a proper lifting equipment, we can deliver the containers or cabins with a Hiab lorry and offload them to the desired location if it is accessible by the crane of the lorry. Please contact us before ordering for delivery options.
For our standard range products, we are trying to be in stock unlike many other suppliers. So our standard delivery time is generally around 1 - 2 weeks after the order is completed, depending on the delivery program. Please contact us to check the earliest available delivery dates. We can even arrange a same week delivery if we can find a suitable spot for your address.
If you want to pick up the units with your own vehicle or arranged courier, you are mostly able to pick-up them next working day. Please note that our warehouse is open from Monday to Friday between 07:30 - 15:30.
Yes, all the flat pack offices, portable toilets and security hut cabins arrive with their own base, unlike many cheaper products. The frame of the base is produced from 2-2.5 mm thick galvanized steel profiles, and the chassis carcass is made of 1-2 mm thick C-U profiles which are fixed in every 40 cm. along the cabins. The floor is made from 2.5 mm wooden like vinyl coated over 16 mm. fibrecement with white skirting boards. The base has a load bearing capacity of 200 kg/m2 when the load is evenly distributed.
You should pay attention to a few basic points while choosing the place you locate your cabin.
1. Avoid swampy areas
2. Avoid steep grades if possible
3. Levelling the ground is essential
Normally flat pack cabins do not require any special foundations. However, it is always a must to have a solid and leveled ground. We recommend you to level and prepare the site before the day of delivery. You should level the ground, in order to avoid the assembly related alignment problems and possible balance problems of doors and windows. The container units can be located on a rigid ground (like concrete, asphalt, etc) or they can be easily located and assembled on any ground (including the soil) by using supporting blocks for leveling and stabilising the units. These options will help to prolong the lifespan of your cabins. It is always advised to use the supporting blocks if the ground is not concrete. You should locate blocks on the corners for any sized cabin. In addition to the corners; for the 4m cabin locate another block to middle of each of the long sides, for the 6m cabin put a block under each of the load bearing posts. Supporting blocks should be solid and durable, preferably concrete block, briquet or hard wooden block.

Yes, all the units come with the needed nuts, bolts and other components which are required for assembly. Even the electric pack contains almost everything that you may need!
